In South Florida there are over 35,000 agents. Almost everyone has a friend that has a license. Having a license and knowing how to sell real estate are two different things. The majority of agents are part time and sell let than 3 homes a year. Do you really trust them to get TOP DOLLAR with your biggest asset and keep you from losing thousands of dollars.
This is a great point. Many agents are afraid to tell their clients the truth about what their property is with in fear of not getting the listing. We call this buying the listing. They know full well the property is worth less but take the listing at the inflated price constantly going back to the seller for price reductions. This costs you (the seller) time, money and aggravation. We are here to sell properties for the most money not have listings sit on the market and linger giving false hope to the seller.
That sounds like a good idea until you consider the problems that come with overpricing a home. Most people won’t even look at overpriced homes. The longer they are on the market they become stigmatized. Would you rather have a bidding war on your home or have no showings and no offers.
We have an advanced Marketing plan that markets your property visible on all social media platforms including Facebook, YouTube, Instagram, Zillow, Realtor.com and hundreds of other sites. We also have our in-house email list and do a full marketing plan including mailing, emailing and phone calls.
We never want to keep you in an agreement if your plans change or you are unhappy for any reason. That’s why we offer an easy out cancel at any time clause in our listing agreement. We want you to tell your friends and family what a great job we did for you and grow our business on referrals. If you aren’t happy, we’re not happy. With that in mind our standard agreement is 6 months.
