Beware of Investors Making Cash Offers

While a cash offer from an investor might seem appealing initially, it’s important to be aware of potential pitfalls. Many of these buyers employ manipulative tactics and may try to build a friendly relationship to gain your trust. Often, they are not end buyers but wholesalers who assign the contract to another buyer, profiting from the difference—sometimes tens of thousands of dollars—before closing.

If they are unable to resell the property, they may back out of the contract, leaving you with an unsold property and months of wasted time. Be cautious of phrases like “We’ll  buy it as is” -“You won’t have to pay real estate commissions,” You don’t want to deal with showings, “We’ll cover all closing costs,” “We’ll handle the cleanout,” or “You can stay as long as you like.” While these statements may sound appealing initially, they are often used as incentives to close the deal quickly.

Once the property is under contract, they may renegotiate the price, citing additional flaws or repairs they claim were not initially apparent. Remember, direct negotiations typically favor the buyer, and they often end up securing them the best deal.

HERE ARE THE FACTS:  We operate a Fiduciary, our loyalty is to you.  All of our properties sell as-is with no repairs or seller credits.  Because your property is exposed to the entire market place, you will end up with multiple offers mostly for cash and at a much higher net price than any investor will pay netting you 10’s of thousands of extra dollars in your pocket.   All of the investors that were trying to steal your home at a bargain price will be forced to compete and pay what your property is really worth or more.   All in all, we end up netting our clients thousands more than they would ever get in a one on one investor negotiation and with a smooth seemless transaction.  This entire process usually only take 2-6 weeks.

Absolutely notWe never advise clients to make repairs or renovations.  The fact is no matter what repairs or renovations you would make you only recieve a fraction of return on the dollars spent.  This makes for a money losing proposition.  To make matters worse if the market is falling you could lose even more money in the time is takes to make any repairs.  AS a Seller, you will always make more money net selling as  is quickly and for top dollar.

When people say they want to give you a cash offer, what they really want to say is they would like to buy your property at a deep discount.  There is nothing special about getting a cash offer.  Most of our properties do sell for cash but at a significantly higher prices netting our sellers 10’s of thousands of extra dollars. 

When someone offers a “cash offer,” they often mean buying your house off-market at a discount. The truth is, you can get a cash offer by listing the property publicly.

The real question: Can you get a cash offer without listing?

Yes.

But we strongly advise against off-market sales for estate properties unless there’s a compelling reason, as private sales usually leave money on the table.  Selling as-is with no repairs or no commission or seller fees, is not a compelling reason.  It is a ploy investors use.

Why listing publicly is better:
– More competition means higher offers.
– Full market exposure  yields better cash offers.
– Agents should advocate for your best interest—not steer you toward off-market deals for their benefit.

When, if ever, does off-market make sense?
– Urgent liquidation (though strategic marketing is often faster).
– Privacy concerns.
– Legal or title issues needing discretion.

Ultimately, the best way to get top dollar—especially cash offers—is through strategic marketing that exposes the property to the right buyers. Let’s discuss your options for maximizing the estate’s value.

I’ve had many clients tell me they already have an offer, only to find out it’s a verbal offer from a neighbor or investor trying to purchase the property at  huge discount.  Most of these offers are either fake or unenforeable and open to renegotiation or cancelation by the buyer or worse yet a wholesaler.

An offer in hand doesn’t mean you are getting top dollar and more than likely you are leaving thousands of dollars on the table.
